Creating Homes'More Rented Homes' was added to Carrick Housing's objectives in 2007 as a result of a consultation carried out with Carrick tenants and leaseholders. Since then work has been carried out to identify potential development sites. At the left of this page we've detailed the sites that are currently being considered and these will be updated regularly of any progress.Why we are doing it? During consultations in 2007 about the proposed changes to Cornwall councils, tenants told us that they wanted us to help create more affordable homes to rent and buy. This coincided with a change in government policy meaning that Arms Length Management Organisations were able to bid for grant from the Homes and Communities Agency (HCA), the national body that grant funds affordable housing. As a result Carrick Housing added 'more rented homes' to its core objectives. To manage this new objective a committee of Carrick Housing Board and District Forum of Tenant members was set up to steer new build projects and a full time development officer was appointed. In April 2010 an event titled 'Building into the Future' was held to consult with tenants on building homes. The short report 'Should we continue building homes' at the bottom of the page gives an overview of the event and what tenants told us. How we are doing it Due to affordability most of the sites that we have been looking at are Council owned, although we have also been looking into buying land and completed houses. When we have found a site we work closely with architects, engineers and quantity surveyors to examine the site conditions and draw up draft designs and cost plans. Once we have an idea of what is possible we consult the local community and after we have received feedback a decision is made as to whether the scheme should be taken any further. For schemes that look deliverable there are many more stages that have to be achieved before any houses can be built. These stages include: · finalising plans; · applying for planning permission and grant funding; · negotiating land transfers; and · inviting tenders for the build. This process can take a few years, and longer for the larger and more complex schemes, which is one of the reasons why we have tried to focus on smaller schemes in the early days. Throughout all of the development process Carrick Housing will keep the local community informed. There will also be opportunities for residents, especially on schemes where we propose to redevelop existing housing, to be involved in the planning and design.
